Dear Judy:
I have owned, operated and developed real estate for 25 years. I have worked
with dozens of brokers but only a very few have been of great value to me.
You found a property that was not listed for sale or even for sale by the
owner. You negotiated and got a deal done the day before the property was to
be listed. Had I been working with any other broker I simply wound not have
been able to acquire this property.
For my purposes, the properly is absolutely irreplaceable. To give you a
sense of the value I place on your making this deal possible please know
that I would not sell the property for a million dollar profit. That is a
value created by you.
Thank you. I plan on doing all future land acquisitions in Ouray County
through you.

TO WHOM IT MAY CONCERN;
I met Judi Snelling in the Fall of 1992. I had retired from the publishing
business to pursue my ambition to own a bar/restaurant aimed at the senior
market. I thought a good way to begin learning the business would be to
enroll in bartender school. That's where I met Judi, who was president of
the Master School of Bartending in Ft. Lauderdale.
After classes had begun, I learned of her consulting business and we agreed
to work together. While I was completing bartender school, she worked up a
preliminary study of various types of establishments which would best suit
my needs and those of the market, and which types would be most likely to
succeed in the Ft. Lauderdale area.
For the rest of 1992 and through Spring 1993, she acted as buyer's broker
and analyzed six sites and properties before finding the one I leased in
June 1993, situated in an area whose demographics best fit our profile. It
was Judi who came up with the perfect title, Brennan's. "In The Mood".
After guiding me through the lease negotiations, she was continuously
involved in designing and decorating the restaurant, menu planning, liquor
stocking, and hiring and training personnel from kitchen to wait staff. She
also played a key, role in marketing/advertising strategy and its
implementation, as well as the opening promotions and festivities.
Even though we opened in the off-season (Labor Day), with her planning and
constant suggestions, business grew gradually into high-season and improved
each month thereafter.
In summary, I can only say. that Judi's knowledge of and experience in the
restaurant business, combined with, her keen insight and indefatigable
attitude toward obstacles, was of critical assistance to me in getting my
restaurant up and running, and I strongly recommend her services to anyone
considering entering this highly competitive field.
